We believe effective communication is the key throughout the entire renting process and residential property management is our only focus – we specialise in this area.

We offer professionalism, experience and the latest Palace software system, all to deliver an effective results driven experience for you the property investor.

  •  Management is Our Focus.  Property Management is our main business at Renting Auckland. We do not sell or develop properties or manage Body Corporates - so we can concentrate on our sole function of looking after your investment property.
  •  One point of contact. You will not be dealing with someone for letting, another person for repairs, another for arrears, and yet another one for inspections – we manage your investment property personally, so you have one point of contact at any one time.
  •  Zero tolerance for rent arrears. We check rents daily and will follow up immediately if rent is not being paid.
  •  We are Affordable – we offer competitive fees for both furnished and unfurnished properties and for managing multiple properties
  •  Rental Reviews. We keep up to date with where market rents are and will regularly review the rent on your property to maximise your return.
  •  Finding the best tenant. We advertise on Trade Me and Renting Auckland websites, through our database and using signage to ensure that your property reaches the widest pool of tenants. We will meet tenants at flexible times to ensure that your property is viewed by as many interested parties as possible.
  •  Property inspections. We will provide a full report with photos of your property regularly throughout the year as agreed via email with recommendations for future planned maintenance to assist with budgeting.
  •  We are Flexible. We have a database of reliable maintenance contractors to carry out repairs on your behalf or you may wish to handle the repairs yourself. We are more than happy to use your preferred contractors as well. We will fit in with what is best for you and your requirements
  •  Owner Operated. We are 100% owner operated and investment owners ourselves so we understand the importance of great property management.
  •  Training. We regularly attend industry training to keep up with changes in the property sector to keep you up to date with changes in regulations and legislation
  •  Communication. We will keep you informed. Monthly statements are provided via email and we will advise of any work that needs to be completed sot that there are no ‘surprise’ invoices at month end. We provide end of year financial statements for your accountant.

  •  Updated photos of your property
  •  'For Rent’ sign outside property (where suitable)
  •  Bond collection and lodgement
  •  Full comprehensive ingoing property inspection
  •  Daily checking of rent arrears and immediate follow up with tenant.
  •  Issue of 14 Day Notice to Remedy
  •  Tenancy Tribunal attendance if required
  •  Water Rates processing and follow up
  •  Processing of all invoices including repairs and maintenance
  •  Monthly payments & reporting via email
  •  End of Year report for your accountant.
  •  Regular inspections with a comprehensive inspection report, photos and maintenance recommendations
  •  Project management of minor maintenance and arrangement of quotes for more major work.
  •  Market rent reviewed every 6 months

MARKET ASSESSMENT

Renting Auckland will meet you at your property to discuss the rental price, guide you through the property management process then arrange a marketing strategy to get the best rental return for your property. We take into consideration, features and type of property, similar properties available at that time, school zones, and statistics based on bonds issued from the Ministry of Business, Innovation and Employment – Bond Centre. 

MARKETING

We will provide quality photos of your property, position for rent signs outside your property and advertise promptly as soon as a notice to vacate is given, to ensure that your property is relet quickly allowing for a reduced vacancy rate. We advertise your property on the Renting Auckland and Trademe websites, through relocation agencies and our own tenant database. We will provide feedback to you during this process so that you are kept fully informed.

TENANT SELECTION

We take this seriously. We will provide full credit checks and detailed tenant reference checking to provide peace of mind that your new tenant is the best that is available We will liaise with you once an application is processed so that you have input who is renting your property.

RENT COLLECTION

Zero Tolerance to Rent Arrears

Rents are monitored on a daily basis and we have a zero tolerance to rent arrears policy which tenants must sign before commencing the tenancy which is a highly effective means of ensuring you receive your rent on time.

MAINTENANCE

We will arrange all property maintenance for you providing cost effect solutions to your maintenance requirements using our specialized tradesman and contractors who provide proven priority service and preferential rates saving you stress, time and money.

RENT REVIEWS

We provide regular rent reviews to maximize your rental return and also keep you updated with market developments within the industry.

PROPERTY INSPECTIONS

We regularly inspect your property 2 – 4 times per year depending on insurance requirements and your own preference. This is to assess the condition of the property and provide a comprehensive report with photos and detail any maintenance needed. The property is always inspected at the beginning and the end of a tenancy to eliminate any unnecessary disputes.

BONDS

Bond are collected and lodged with the Bond Centre – Ministry of Business, Innovation & Employment.

PAYMENTS AND REPORTING

You will be paid once or twice a month by electronic transfer. Statements are sent monthly either by email or standard mail and includes all income and expenditure for the month. We also provide a Year End Statement for your accountant.

INVOICE PAYMENTS

We can pay your Land Rates, Water Rates, insurance premiums and any other agreed expenses on your behalf.

RESIDENTIAL TENANCIES ACT

We have extensive up-to-date knowledge of the Residential Tenancies Act.

CASUAL LETTING SERVICE

We provide a casual letting service for landlords.
