Renting Auckland will meet you at your property to discuss the rental price, guide you through the property management process then arrange a marketing strategy to get the best rental return for your property. We take into consideration, features and type of property, similar properties available at that time, school zones, and statistics based on bonds issued from the Ministry of Business, Innovation and Employment – Bond Centre.
We will provide quality photos of your property, position for rent signs outside your property and advertise promptly as soon as a notice to vacate is given, to ensure that your property is relet quickly allowing for a reduced vacancy rate. We advertise your property on the Renting Auckland and Trademe websites, through relocation agencies and our own tenant database. We will provide feedback to you during this process so that you are kept fully informed.
We take this seriously. We will provide full credit checks and detailed tenant reference checking to provide peace of mind that your new tenant is the best that is available We will liaise with you once an application is processed so that you have input who is renting your property.
Zero Tolerance to Rent Arrears
Rents are monitored on a daily basis and we have a zero tolerance to rent arrears policy which tenants must sign before commencing the tenancy which is a highly effective means of ensuring you receive your rent on time.
We will arrange all property maintenance for you providing cost effect solutions to your maintenance requirements using our specialized tradesman and contractors who provide proven priority service and preferential rates saving you stress, time and money.
We provide regular rent reviews to maximize your rental return and also keep you updated with market developments within the industry.
We regularly inspect your property 2 – 4 times per year depending on insurance requirements and your own preference. This is to assess the condition of the property and provide a comprehensive report with photos and detail any maintenance needed. The property is always inspected at the beginning and the end of a tenancy to eliminate any unnecessary disputes.
Bond are collected and lodged with the Bond Centre – Ministry of Business, Innovation & Employment.
You will be paid once or twice a month by electronic transfer. Statements are sent monthly either by email or standard mail and includes all income and expenditure for the month. We also provide a Year End Statement for your accountant.
We can pay your Land Rates, Water Rates, insurance premiums and any other agreed expenses on your behalf.
We have extensive up-to-date knowledge of the Residential Tenancies Act.
